Place Projects was appointed to DHA’s Panel of Real Estate Agents in 2014. Since then we have successfully sold over 200 properties on behalf of DHA and their investors. We have an extensive database of quality investors who are located right across Australia. I specialise only in DHA mid lease and disposal sales across the country.
Our innovative approach has assisted in achieving impressive sales results and outstanding customer satisfaction. It’s also helped Place win widespread industry acclaim. With our own research department, Place Projects has an intimate knowledge of the South-East Queensland property market. Dean has unrivalled property skills and experience, being a Certified Practicing Valuer in addition to a Licenced Real Estate Agent. He has provided strategic consultancy services to many financiers, receivers, government organisations, publicly listed companies and private developers, putting him in the best possible position to provide advice on any of your property needs.
Prior to commencing at Place Projects, Dean held top-level management positions at national firms Heron Todd White and PRDnationwide. During his time in these positions he received many awards, being named the Commercial Valuer of the Year and Number 2 Salesperson in Australia.
His experience and qualifications make him highly equipped to provide trusted advice on a range of complex property related issues. On top of his long list of accreditations and accolades, Dean is a genuine and focused real estate professional with a reputation of working hard to get the best possible outcome for his clients. Dean specialises in DHA mid lease sales and disposals and is the clear agent of choice for sellers of this asset class.
MAILLE NOONAN - Social Media & Administration
Maille recently joined the Place Projects team at the end of 2023 as an administration assistant, however has quickly become our guru for all things social media and marketing material. Having worked as a Leasing Consultant in residential real estate, along with 15 years in customer service and sales management roles, her experience and keen eye for design is perfectly suited to be a jack-of-all-trades for our agents and developers alike.
KATHY CUTHBERT - Office Manager
Kathy oversees the Place Projects administration team whereby she drives the entire operations backbone of the company, covering contract management, sales support and database management, among countless others. With her 13 years of service to the Place Projects, as well as another 8 years in the industry, Kathy knows the intricacies of project administration inside-out.
MELISSA JACKSON - Marketing Executive
As Place Projects in-house marketing manager, Melissa’s role sees her combine her own in-depth project marketing expertise with the backing of the Place groups dedicated marketing team Idealist to achieve the best result for clients. Melissa’s industry knowledge and professional connections has seen her create a lengthy track record of delivering successful and affordable marketing campaigns that eliminate the guess-work associated with modern marketing.
Our services.
Place Projects is committed to the sale of your property for the best value in the market within a reasonable time-frame. Our service reaches far beyond a sales role to ensure that we meet the market and deliver a successful result for you our client. To ensure this, we have specialist staff dedicated to providing the best advice and service in the market.
Our fees are set in accordance with our depth of service and our value add.
The following sales and marketing activities are not available under the rules set out by DHA for the mid-lease property sales program:
• No “for sale” sign
• No open house inspections
• The street number of the property is not to be listed
We will perform as many “by appointment” inspections with buyers as needed to sell the property. We have also found that some interstate investors do not view the property before purchasing, therefore the longstanding relationships with these particular buyers is becoming increasingly important, particularly post COVID-19.
There are a few compulsory marketing standards and an array of advertising options that we can implement in accordance to your needs.
MARKETING
Internet marketing is dependant on Suburb. To reach the maximum amount of buyers, we advertise your property on:

PHOTOGRAPHY
Professional photography for external photos only is recommended. DHA will supply internal stock images, however fresh professional external photos is highly recommended. As your property has good street appeal, this will be highly beneficial.
ONLINE PRESENCE
Your place will feature on the Place Projects website, as well as the major property search portals including realestate.com.au and domain.com.au. We can also upload your property on our social media accounts to generate interest.
DIRECT EMAIL MARKETING - DHA Mid-Lease Buyers (Our Niche)
We use regular electronic marketing campaigns with our extensive DHA investor’s database. This includes buyers who have purchased multiple DHA leased properties from us and is a likely source of a buyer for your property. This is free to you as clients of Place Projects.
LEGAL DOCUMENTS
A Title Search is a requirement to cross reference legal ownership for listings authority and Contract Documents. The Disclosure Statement provides necessary Body Corporate information pertaining to the Contract Documents.

PROFESSIONAL FEES
Our fees are a competitive 2.0% (excluding GST) of the sale price. This is the same as the discounted rate in our agreement with DHA when we sell their surplus properties. As DHA investors, we pass on this competitive rate to you.

Our Agency may also use this information collected to promote the services of Our Agency and/or seek potential clients. Our Agency may disclose information to other parties including on the internet, media organizations, potential customers, or to clients of Our Agency both existing and potential, as well as Tradespeople, Strata, Government and statutory bodies and to third parties as required by law. Our Agency will only disclose information in this way to other parties as required to perform duties under this agreement, to achieve the purposes specified above or as otherwise allowed under the Privacy Act 1988. Real Estate and Tax Law requires some of this information to be collected. If the information is not provided, Our Agency may not be able to act effectively on your behalf or at all.
